To the contrary, we open doors to properties that would appear to meet your needs, which we ascertain through detailed probing and careful listening. We then formulate your wants and needs into a search for relevant properties, produce the results of the search and present them to you, answer your questions, and then arrange for private showings at the properties that pique your interest. Buyer Agency

Have you heard about "Buyer Agency"? It is a concept developed for buyers which allows us to represent buyers that we work with. In Wisconsin, without a buyer agency agreement, all real estate salespersons and brokers actually represent the seller in a given transaction. Of course, we are still more than happy to work with such buyers, though they must understand that our obligations rest with the seller. Unless we have a Buyer Agency Agreement with you, we are barred from discussing not-so-obvious drawbacks to a particular listing, we cannot assist in suggesting an offer price, and we must remain silent about any negative thoughts that we may have.

Let us give you two brief examples of how a Buyer Agency Agreement can benefit you in practice...

  1. We were working with a couple with an infant girl. They fell in love with a 3 bedroom, 1 bathroom home and wished to put an offer in. The couple overlooked the fact that the bathroom had a shower stall but no bathtub. Because we had a Buyer Agency Agreement with them we were able to point that fact out and prevent them from making what they conceded would have been a terrible mistake. (Their young daughter now reaps the benefits of a warm bath as opposed to a shower with one of her parents.)
  2. A buyer of ours was interested in a property we showed him that was listed at $350,000. Through our research and investigation of comparable properties and market conditions we determined that a price under $300,000 was achievable. We shared our research and opinions with the buyer, suggested an offer price of $280,000, went to the mat on his behalf during the negotiation stage, and closed on the property 23 days later at $280,000. Without a Buyer Agency Agreement, the buyer would have had to arrive at the terms without our assistance.
